Aqua Launches Central Downtown Project: A Remarkable Development in Dubai
The Central Downtown, an upscale development located in Dubai’s Arjan neighborhood, is the latest project of Aqua Properties, an international and multi-award-winning real estate developer in the United Arab Emirates.
Aqua Properties recently declared that it would begin some major projects in Dubai that would cost AED 3 billion ($816 million).
Ali Tumbi, the founder of Aqua Properties, expressed his enthusiasm for this transformative project, stating, “As we bring a touch of convenience and accessibility to every facet of your daily life, we are elated to introduce The Central Downtown – a realization of our vision for an upgraded living experience.”
By 2026, the four towers of Central Downtown are expected to soar to new heights on a vast 300,000 square foot plot—the largest available land in the vibrant Arjan neighborhood—perched atop a massive 150,000 square foot shopping center, providing residents with the unique opportunity to live above a retail oasis.
Numerous amenities will be available to residents, such as nature and tranquility, community and culture, wellness and fitness, and entertainment and recreation.
The project’s unique focal point is a roof podium with a range of indoor and outdoor features. A golf simulator, wave pool, jacuzzi, and multipurpose hall are a few of the amenities, giving the residents a flexible area. They can also take advantage of a variety of recreational opportunities, such as a mini golf course, jogging track, dog park, BBQ area, color fountain, and family sitting area.
The outdoor area includes a prayer room, rainforest retreat, rock climbing wall, table tennis, organic farm, padel tennis court, open-air gymnasium, and Zen garden.
The project also includes a beauty salon, business center, changing rooms, daycare center, and health club. “Our vision is to create spaces that transcend conventional living. The Central Downtown offers residents an enriched lifestyle, catering to every need within the community,” Tumbi stated.
There will be 1,168 residential units available at Central Downtown, including studio apartments, one-bedroom, two-bedroom, and three-bedroom layouts, along with a variety of retail establishments.
Major thoroughfares and well-known sites, such as the Miracle Garden, Dubai Butterfly Garden, and Dubai Autodrome, are all easily accessible from the property. The project’s ideal connectivity is improved by its proximity to recently developed areas like Dubai Hills, Arabian Ranches, and JVC, as well as its direct access to Sheikh Zayed Road. The Central Downtown is ideally situated between Dubai’s two airports, only a half-hour’s drive from both Al Maktoum International Airport and Dubai International Airport.
